“Time To Sell? Are you kidding me!”

No, I am not kidding! Why do I feel that it is a good time to sell? Median sales prices in Collin County have risen 7% from January of this year. Next, inventory of homes is slowly growing and this will affect home prices in the future. Now is a good time to sell.

Is demand there? Let me put it this way, is there enough inventory to meet the existing demand? The answer is no. However, we are seeing inventory growing which will give more choices to buyers in the market and the more it does the more competition sellers will have to compete with. Now is a good time to sell while inventory is low.

"Taking The Guess Work Out Of Home Selling"

Over this past month, my team and I have listed and closed 4 homes and also helped 2 buyers find homes in the area. January and early February was busy. The homes we sold were sold at or slightly above list price and sold in a very short amount of time. Are you seeing some listings that are sitting on the market for a long period of time? "Why Buy A Home Now Urgency!?"

I am not saying that you need to run out and buy a home immediately. What I am concerned about for buyers is that inventory moved up through October 23 of 2022 and since then has continually come down from that high. In other words, we were seeing about a 2.1 months of inventory and up to that point it was continually increasing. Since then it has dropped back to about 1.6 months of inventory on resale homes in North Dallas and Collin County. This is still much more than months previous but not moving in the right direction or holding like we would like to see. The urgency? In other words, they will buy a home for a specific price based on their algorithms and then re-sell the home while providing title as well as mortgage services to the public. What Price Should I Set To Sell My Home?

Home sellers always want to know what is the “best” price to put their home on the market. However, most do not know what the market is doing in their area and how their home compares to other homes for sale in their neighborhood. Realtors usually look over the past 6 months to see what has sold in the neighborhood and compare that with the home seller’s home. Comparing March 2018 To March 2017

Every month I put together information for the following cities in Collin County, Allen, Frisco, McKinney, Plano, and Wylie. I use these cities as a benchmark to see how the overall market is progressing as we go through the year and hopefully it helps home sellers and buyers get more information about the market in general. Comparing March of 2018 to March of 2017 there is some very distinctive things that have popped out at me. First and maybe to no surprise is that the Median Home Prices in all cities except Allen increased. Allen was lower this March than last year but not by much.
