The DeBerry Team tracks stats for both resale homes and new construction that is listed through our local MLS. What did we see in April compared to April of 2023? Sellers should be feeling pretty good since the medium price of resale homes increased 3.4% over the same time last year. These homes had a median day on market at 10 days which was exactly the same amount of time as last year.

I just wanted to give you an update on the Collin County market for single family resale homes performance based on comparing March of 2024 to March of 2023. Median sales prices increased by 5.0% and that may be the reason we are seeing more homeowner putting their homes on the market than last year. Remember this is an overall number and not specific to a specific neighborhood. Days on market was also down by 23.5% from last year. Which means homes sold faster. On the 0ffers coming in on homes they are about 98.8% of list price and that is up from last year when it was only 98.4%.
