It's that time of year again where we are out shopping, decorating trees, our homes, signing Christmas cards and making plans for the Christmas and New Year holidays. The DeBerry Team of KW Legacy continues to help people looking to buy and sell a home even during this time of the year. People in need of our services need them year round and we are always happy to oblige. It is an honor to serve. Due to our longevity in the real estate industry, we have seen a lot of markets. 2024 was a normalizing year or at least that is what we see it. Inventory of homes improved even though buyer demand was a little soft through most of the year. The reason was due to the escalated home prices as well as the interest rates on mortgages. However by the end of 2024 we saw an easing on both of those fronts. Home sellers realized after the first quarter, this is no longer the "pandemic period" where homes were selling way above list. In most cases we are seeing offers coming in less than list unless the home is in a high demand area and even there it is getting more and more competitive.
2025 is going to be a good year for the real estate industry in the Texas market. What makes us feel that way? First, it looks like our economy is on solid footing and employment in our area remains favorable for home sales. We have more people moving to Texas than moving out of Texas and that is due to many factors. I believe these factors will remain in place in 2025 which is good for those looking to buy and sell real estate. Although, our team did not close as many homes as we have in the past we still had a solid year for home sales. Our model of "giving more than expected" has continued to drive our business and bringing us repeat business from our past clients. We are so grateful they feel comfortable in allowing us to serve them and their family members over and over again when it comes to purchasing or selling a home.
