Be informed and maybe they won’t be! The answer to the interest rate question can be found by looking at how high 30-year fixed rate mortgages rates were in any one particular year. Our team looks at data like this and keeps track of the history of the 30-year fixed high points of each year that was has been recorded since in 1971.

What years had the highest interest rate in a particular month in the 3% range? 2012, 2020, 2021, and 2022. How many years had a month where the highest interest rate range was 4 to 5%? From 2009 (with the exception of 2012) all the way to 2019 had a month or more where interest rates were in the 4 to 5 percent range. Combined that is 10 years.

Texas homeowners have the opportunity to lower their property taxes and increase school funding in the upcoming election. Proposition 4 is a constitutional amendment that would increase the homestead exemption from $40,000 to $100,000, authorize the state legislature to limit the annual appraisal increase on non-homestead real property, exclude appropriations made to increase state education funding from the state appropriations limit, and allow the state to provide additional funding for public schools based on student need.

In Collin County and Texas in general the weather has been hot! However, we haven’t set a record yet since the most days over 100 degrees was something like 70 days over 100 degrees in a row! Wow that is hot! Is it possible to describe the single-family resale market in the same terms as our present weather? Yes and no. Median home prices were up about 2.3% in August compared to August of 2022. Median days on market was the same as last August. Even though prices have gone up slightly, offers on homes are down from August of 2022. Offers are coming in at 98.1% of list compared to 98.8% last year. Not a big difference, right? August 2022, we had only 2.1 months of inventory and this August we had 2.4 months of inventory of resale homes in Collin County.…
