Really! Come on news, you need to check your historical information. Why do I say that? I read an article recently that said we are in the worst real estate market since the "great recession". My answer, "Bull!" Let me give you some facts using Collin County as an example. In October of 2022 closings were down from the previous year. However, if you look at our 20 year history the average amount of closings were about the same and in fact, if you take out the pandemic years the closings are almost right on their average number of closings for the month of October historically. In every market there is pluses and minuses. For the past 2 and a half years the real estate market was abnormal due to the pandemic. Some of you may remember the 80's when interest rates were 18% or higher. Today that is not the case. During the pandemic home prices did escalate way beyond their norms and inventory of homes was at an all time low. What is different in both these areas today? Home prices are still elevated but seem to moving back to their normal increases. Yes, they are still elevated but like with all corrections they will adjust to the "new normal". Inventory has grown but is lagging behind the norm, that too will increase over time. The market will adjust but there shouldn't be any fear of selling or buying a home at this time. With…

The Market in Collin County for both new construction and pre-owned homes continued on a rampage in September. What do I mean! Competition for homes coming on the market are fierce in many areas. What does that mean? Multiple Offers! We are deep into a "Sellers' Market". However, mortgage rates are at all time lows and that is generating a large demand for homes. We started the year with very low inventory and with this high demand it is gobbling up our inventory at a rapid pace. Many areas are now only 1.5 months of inventory or less and that is all types of single family homes. The median price for most new construction homes have increased and that may be due to a large increase in the cost of lumber. I have been told that the increases are upwards to…

Every month I put together information for the following cities in Collin County, Allen, Frisco, McKinney, Plano, and Wylie. I use these cities as a benchmark to see how the overall market is progressing as we go through the year and hopefully it helps home sellers and buyers get more information about the market in general. Comparing March of 2018 to March of 2017 there is some very distinctive things that have popped out at me. First and maybe to no surprise is that the Median Home Prices in all cities except Allen increased. Allen was lower this March than last year but not by much.
