As a realtor, part of their job is to stay up on the latest home trends so they help clients that are selling their homes with accurate pricing. They need to be aware of what buyers in their local market are searching for and if their client wants to improve the likelihood of a quick sale, they can make recommendations about what renovations they should consider.Â
Since more employers are implementing a hybrid work week thanks to COVID, surveyed real estate agents say these are five of the most in-demand features buyers are searching for.Â
1. Dedicated office space
Employers all across the country are giving their employees the chance to work from home full-time or at the least part-time. The new hybrid work week plays a huge role in what buyers want and 59.6% of surveyed agents say their clients want a dedicated office space. They’re going to be working from home so it’s understandable that they’d want a place where they can close the door and get work done without distractions.
2. Top-notch school system
Dedicated office spaces are important among buyers, but 64.7% of real estate agents report their clients with children are vigilant about finding a property in a good school district. They want to make sure their children have access to a district that will have access to the tools and resources that’ll help them succeed.
3. Space outdoors for entertaining
The backyard is more than just another thing added to the ever-growing chore list that is home maintenance. The backyard is a place where you can entertain family and friends, let the kids and pets get some exercise, and a place to just enjoy being a homeowner. An outdoor space for entertaining is important to Gen X clients and 47.1% of agents do their best to find homes with a deck or patio, a pool, and superb landscaping (among other things).
4. Space to set up gym equipment
A home gym may not be at the top of everyone’s want list, but 26% of realtors say it’s still a desirable feature their clients want. Not all of their clients aren’t looking for a dedicated room to turn into a home gym - some clients are satisfied with just some extra space to set up their Peloton or yoga mat. The space can be in the garage, a finished basement, or even a bedroom with a lot of space.
5. Turn-key properties
Life is busy enough without having to worry about carving out time (and money) to take on large renovation projects. So it’s no surprise that 56.1% of realtors say their clients want to buy a home they can move right into without needing to do any work. They’re looking for a turn-key property that is updated, looks good, and they’re even willing to pay a little extra to find that perfect move-in ready home.
Remote work is shaping 2021’s home trends
There are a million and one things that can influence the real estate market. 2021’s market trends are being influenced by the hybrid work week, low mortgage rates, and a limited supply of houses on the market. Thankfully, realtors are staying up to date on these trends so they can help their clients to get the best deal possible, regardless if they’re buying or selling.
If you’re thinking about selling, don’t be afraid to ask your real estate agent for advice on attracting as many buyers as you can. And if you want to do any upgrades, their insight will help you make the best decision based on market trends and what local buyers really want.
