When it comes to deciding whether to sell your home takes in a lot of factors. For me and my husband we sold our last home about 6 years ago. It was a big decision for us and we knew we had a lot of work to get our home ready to receive the best offer on it. Of course, you may say the market was different back then, however, it really wasn't much different. My personal experience of selling our own home and helping people buy and sell homes over a long period of time has given me a unique perspective on the best ways to get homes sold and to get the best price when selling them.
The preparation is key before putting homes on the market. Setting the right price is key to attracting the most amount of buyers in a certain price range. Once that is in place the goal is to bring in the "best offers". With that said, the home itself should be ready to "show" once it is put on the market. What do I mean? It means that that things that detract from getting the best offer must be eliminated before putting the home on the market. Over the years I realized I needed a professional to help me in this area and that is why I offer my sellers my "staging professional". I want my sellers to get the "best advice" when it comes to "preparation" and over the years I have seen the excellent results from those who follow my stagers advice. These are the first two items that I make sure we get right for our sellers, "price & preparation". Now we are ready for exposure.
My time in real estate has given me a unique perspective on marketing a home and what attracts home buyers. At one time, we only had newspapers, just listed cards and our sign to expose homes to buyers. With the internet that changed everything for both the good and not so good of getting homes sold. In years past, home buyers would drive neighborhoods searching for homes and call from the signs and in most cases these were serious buyers. Internet allows our team to expose homes to a huge audience via Google, Facebook and other social media sites while still maintaining things like mailing out cards around neighborhoods and putting up a yard sign. However, everyone turns to the internet in most cases "first". When I say "everyone" I mean "everyone". It could be someone who just wants to see a beautiful home but has no interest in buying, it could mean someone who is just looking to see what is on the market and is not ready to purchase now or maybe not even within the year. The challenge, of course, is trying to make contact with them and finding out their exact interest. This takes time and consistency to evaluate who is and who is not a potential buyer. Our team works hard at evaluating these leads. For those who don't know anything about this, the standard conversion rate of all internet real estate leads is about 1 to 3 percent. I know that doesn't sound like much does it? The key in internet marketing is to generate interest to those who are ready to purchase and we work very hard to achieve that goal. Of course, the homes we list we put on our local MLS which it exposes the home we have listed to lots of agents. We also send out messages specific Realtors to gain additional attention for our clients.
Last, but not least is "negotiating" the "best" offer. By providing sellers with the best advice we are able to help them achieve their goals in this area. Once the offer is accepted the next important thing is to keep our clients advised of the progress of the transaction. The Texas Association of Realtors will tell you, one of the biggest complaints the receive about Realtors is their "lack of communication" during this time with their clients. On our team we made sure this would not be an issue. We set up an "internal team" of professionals to assist with the transaction to achieve a successful closing. By having these "Internal Closing Coordinators" along with The DeBerry Team agent, we provide the best communication possible during this time. Our goal is to build in quality services up front to help our clients achieve their goals remove the stress from the transaction. By doing these things, this has allowed The DeBerry Team to be one of the top Realtors in the Collin County and North Dallas areas.
