I just wanted to give you an update on the Collin County market for single family resale homes performance based on comparing March of 2024 to March of 2023. Median sales prices increased by 5.0% and that may be the reason we are seeing more homeowner putting their homes on the market than last year. Remember this is an overall number and not specific to a specific neighborhood. Days on market was also down by 23.5% from last year. Which means homes sold faster. On the 0ffers coming in on homes they are about 98.8% of list price and that is up from last year when it was only 98.4%.
Months of inventory climbed to 2.5 months which is up from March of last year which was only 1.4 months of inventory. Buyers are now having more choices in the market but still way below what we need to have for a balanced market. Homes for sale on the market was up 50.4% to 1,954 homes. New Listings are way up for the same period last year at an increase of 12.9%. Home sellers are showing a lot more confidence this year about putting their homes on the market. However, good news has to be tamed with a little no so good news and that is the homes that closed were down 14.2% from last March. Not a big reduction and I think April is going to be a much bigger month than last year. Overall, the market it really heading in the right direction for those wishing to buy or sell a home.
