What a great question? Lots of things come to play when making a decision to make a move. If you have children you may be thinking about their schools and the relationships you don't want to disrupt. You may be thinking about the interest rates or the price to acquire your next home. There are lots and lots of things that go into making the decision whether to stay where you are at or to move to a bigger or even a smaller home. Whatever the reasons, speaking to a experienced, knowledgeable realtor can be of great help. Remember it doesn't cost you anything to have this conversation. Of course, the realtor wants to help you with the sale of your home. However, an experienced realtor does not want a client who is unsure about their decision because it won't make a great relationship.
In all the seller transactions I have been involved with, I first wanted to walk through a persons home and take notes and while there also ask some questions of the potential seller. This first meeting allows them to get to know me and for me to know them even before I schedule a listing presentation. In fact, we may find that by having this discussion that they wish to wait awhile before I come back to do a presentation or they may go ahead and schedule one. This gives those who are not sure if this is a good time to sell a little heads up on things that they have questions on ahead of the listing presentation. When I do come back I am going to give them definite information with statistical data that will show them what they can sell their home for. Due to my long experience with mortgages, I can even fill them in with some information in that area as well. I will always give them vendors in the mortgage business that I have confidence in and will give them all the information they may need before selling and purchasing a new home.
My view of the overall market is that it is going to be more active in 2025 than in 2024. Based on the data I read and my own personal longevity in the market is the reason I feel this next year is going to be a strong year for real estate. Home prices are moderating already. It does take longer to sell and that is a factor when it comes to expectations on moving. Pricing the home is key to getting offers and not sitting on the market with no showings as we have seen in our present market. By over pricing a home, sellers are missing out on opportunities and even if they get one, I can tell you that most are coming in way below list price. The reason this is happening is that realtors representing buyers know the market and they advise their clients to come in with lower offers. When a home is priced correctly, a lower offer may come in but it will normally be closer to the list price when it is priced based on accurate information. There are other things to consider like preparation before the sale, repairs to be negotiated after the buyer inspection and so on. However, having a strong, knowledgeable person representing you, the seller, will give you the best chance of getting your home sold as quickly and at a price that will satisfy your expectations.
