What does The DeBerry Team of KW see based on the information ending November on resale homes? First, we have all seen that interest rates moved up but retreated lately. Home prices also moved up slightly in November compared to November of 2022. The median sales price for a resale home in Collin County is $514,450. Median means that is the middle price of all homes sold. Inventory is still low at 2.3 months which will not help home prices move lower in the near future. Demand has also been down mostly due to the issue with low inventory, home prices and interest rates.

It is not unusual for the market to be down this time of the year however we are lower than the recent past. One thing that I am watching closely is those that are buying are not…

Working with home buyers and home sellers throughout the year is something my team and I are so "thankful" for. However, it goes way beyond just the transaction of helping people. We get to learn so much about them and they get to learn about us. We have formed so many wonderful relationships over the years that continue today. We feel honored when our past clients give us a call and ask for help during property tax time, when they need help finding vendors to work on their home or just to see how we are doing. We are so "thankful" that we have all of these relationships that go well beyond helping them with their residential transaction. I personally have had the opportunity to attend special events that some of my past clients have invited me to. I have…

What is important when interviewing a realtor for the job of representing you. The realtor or the realtor’s brokerage? Both!  Let me explain. Successful brokerages are those that offer their agents a host of services that can assist the agent to be better trained and more productive for their clients. Of course, it is up to the agent to take advantage of the supportive programs to enhance their business. Let’s take the brokerage that I hold my license under, Keller Williams Realty. Unlike public companies this is a privately held company that has excelled due to their agent centric programs.

Keller Williams realized early on that the agents were the key to having a successful company and they went all in to give their agents a major say on how the…

Texas homeowners have the opportunity to lower their property taxes and increase school funding in the upcoming election. Proposition 4 is a constitutional amendment that would increase the homestead exemption from $40,000 to $100,000, authorize the state legislature to limit the annual appraisal increase on non-homestead real property, exclude appropriations made to increase state education funding from the state appropriations limit, and allow the state to provide additional funding for public schools based on student need.

If Proposition 4 passes, Texas homeowners would save an average of $1,250 to $1,450 per year on their property taxes. The amendment would also provide billions of dollars in additional funding for public schools, which would help…

Are you thinking about buying a home? If so, you're probably wondering whether to buy a resale home or a new construction home. Both have their own advantages and disadvantages, so it's important to weigh them carefully before making a decision.

Here are some of the key differences between resale homes and new construction homes:

  • Price: Resale homes are typically more affordable than new construction homes. This is because they've already taken on some depreciation, which means the seller is recouping less of their investment.
  • Location: Resale homes are often located in established neighborhoods, while new construction homes are often located in newer developments. This can be a major factor for some buyers, as they may prefer the amenities…
