What does The DeBerry Team of KW see based on the information ending November on resale homes? First, we have all seen that interest rates moved up but retreated lately. Home prices also moved up slightly in November compared to November of 2022. The median sales price for a resale home in Collin County is $514,450. Median means that is the middle price of all homes sold. Inventory is still low at 2.3 months which will not help home prices move lower in the near future. Demand has also been down mostly due to the issue with low inventory, home prices and interest rates.

Be informed and maybe they won’t be! The answer to the interest rate question can be found by looking at how high 30-year fixed rate mortgages rates were in any one particular year. Our team looks at data like this and keeps track of the history of the 30-year fixed high points of each year that was has been recorded since in 1971.

What years had the highest interest rate in a particular month in the 3% range? 2012, 2020, 2021, and 2022. How many years had a month where the highest interest rate range was 4 to 5%? From 2009 (with the exception of 2012) all the way to 2019 had a month or more where interest rates were in the 4 to 5 percent range. Combined that is 10 years.

Texas homeowners have the opportunity to lower their property taxes and increase school funding in the upcoming election. Proposition 4 is a constitutional amendment that would increase the homestead exemption from $40,000 to $100,000, authorize the state legislature to limit the annual appraisal increase on non-homestead real property, exclude appropriations made to increase state education funding from the state appropriations limit, and allow the state to provide additional funding for public schools based on student need.
