The DeBerry Team closed approximately 100 homes this past year in spite of the virus, virtual closings, virtual showings and  prepping for personal showings. We adapted and we overcame!! This past year was very strange due to the virus. We started off the year gang busters and then in March things started to quiet down and that lasted for about 3 weeks. Then, for some unknown reason the activity started back up with a bang! We were all scrambling to help clients find homes in a low inventory market and to sell homes that were receiving multiple offers. Busy doesn't describe how busy we actually were. People wanted to move and to buy homes and we were there to assist them and protect them during the real estate process due to the virus. The DeBerry Team functioned extremely well and continued to perform above and beyond people's expectations. I believe that is why people continue to chose our team over and over again. Thanks to all our vendors who helped us through this unusual year and to all of our clients who trusted us to help them with their real estate needs. 

The statistics for December 2020 for Single Family pre-owned homes are in! We track many areas weekly but monthly we track Allen, Frisco, McKinney, Plano and Wylie. This gives us a great idea what happened in December 2020 Vs December 2019. Median Prices were much higher this December than in 2019 in all areas. Some homes showed a 7% increase in median prices or more and other areas not as much. Days to sell was much lower in December of 2020 compared to the same time period in 2019. Homes were getting multiple offers on a variety of price ranges. In all areas homes were listed and being sold at their list price or more. Inventory in 2020 compared to December of 2019 was extremely low in all areas and most were below 1 month supply. This is why you see the homes flying off the market and prices escalating. The other thing that generated lots of buyers this year was low mortgage interest rates. Homeowners who needed larger homes realized they could sell their home and move into a much larger home and still keep the same monthly payment in many cases. Now that's good news! More homes sold in December of 2020 than in December of 2019. Overall sales in many areas topped 2019 and we are expecting to see this activity continue into 2021.
