Like many cities in Collin County and North Dallas 2016 saw very tight inventory and price escalation due to the shortage of inventory of homes. However, starting off in 2017 there has been a big improvement in resale homes over new construction.  The average home sales price (not including new construction) for all price ranges was $429,625 in February 2015 and 431,907 in February 2016 . This was a .5% increase.  Homes in Allen TX tend to move within one-two months and days on the market continue to decrease. 

The average sales price for all price ranges in new home construction was $510, 095 in February 2015 vs $549,812 in February 2016.  This was a 7.8% increase in the average sales price vs. a .5% increase in resale homes.

When looking at sales of new contruction homes with 4 or more bedrooms, the average sale price was $501,467 in February 2015 vs. $549,812 in February 2016, a 9.6% increase. For all other home sales, we saw two different price ranges by area and size for 4+ bedroom homes. One was an average sales price of $305,559 in 2015 and $328,047 in 2016 a 7.4% increase. The other range for larger homes was $494,719 in 2015 and $481,990 in 2016, a reduction of -2.6%. In the latter instance, it is possible that sellers may have had a more immediate need to move and therefore were more likely to negotiate.

Overall resale homes seem to be more competitive than the new construction homes and more homes are available at lower price ranges than new construction. The trend for the entire year over year was that home prices did escalate on average around 7% between 2015 and 2016 which is in with many other cities in Collin County.

Allen TX is a very attractive location that is filled with many fun activities such as hockey games at the Allen Event Center and golf games at the Chase Oaks Golf Club. Educationally, Allen TX offers the Collin College as well as Allen High School and the independent school district. The award winning marching band provides a superb extracurricular activity and has over 750 members.
